The purpose of the regulations is to improve the performance of buildings in Dubai by reducing the consumption of energy, water and materials, improving public health, safety and general welfare and by enhancing the planning, design, construction and operation of buildings to create an excellent city that provides the essence of success and comfort of living.
Green building is the practice of creating structures and using processes that increase the efficiency of resource use -energy, water, and materials- while reducing building impacts on human health and the environment during the building’s lifecycle, through better siting, design, construction, operation, maintenance, and removal.
Building Typologies to which Green Building Regulations
Villas, Residential / Commercial Buildings, Public Building, Industrial Building
The regulations apply to:
- All new buildings
- Additions, extensions, and refurbishment of existing buildings
- Mixed Use Buildings
- Change of Use
The new system, “Al Sa’fat” (Meaning Palm Fronds), applies to all types of residential, commercial, industrial buildings and other facilities in the emirate.
There are four classifications of “Al Sa’fat”:
- Bronze
- Silver
- Gold
- Platinum
The application of the Bronze standards is mandatory for all building owners, investors and developers.
